It costs less than you might think.

QuoteThis unique property nestled in the mountains of Renfro Valley features 10 cabins. Among them, there is the General Store with a commercial kitchen and bathrooms; the Trapper's cabin that was built in the 1700s; the Pennington, that has one bedroom, one bath, kitchen, and living room with a fireplace; and the 1800s Church with its beautiful stained glass windows. There is also a Blacksmith Shop, Post Office, Corn Crib, Salt House, School House, and the Cowboy Bunkhouse. With all of this on 25 +/- acres

You would probably have to hire a full time maintenance guy for upkeep. Don't know if the wood stoves and furnishings come with it but you would pretty much be living in a tourist trap.

I see potential for a "living history" type deal with that property.

On the map there is a lot of room for expansion. It looks like they never built a parking lot though.

Probably wouldn't cost too much more to put in a simple gravel parking lot.

I'm probably wrong on that, though.

To many neighbors and to close to a highway. Not enough security for me. As like a homestead of bug out location. I bet you could divide it up and sell each cabin to a prepper tho. For a tidy profit. As sort of a bug out community. But I would not want to be on open ground like that so close to a highway.

I can't tell how far off the beaten path that is for like a historical experience park thing. But you'd need for it to be close enough to a population center to attract enough visitors to make that viable.

If this were in the middle of nowhere. Maybe it would be viable as a bug out location. I guess if you just wanted to homestead being close to the highway wouldn't be a bad thing.

I'd be concerned that there's some stipulation with the local tourist center that the property be available to tourism.  There's an RV park, an entertainment center, and a historical museum nearby, which may be their primary means of income for the locality.

Also, I don't see any stained glass windows in that church and they didn't show a single one of the bathrooms in the listing photos.

I had the exact same thoughts. I bet if someone contacted the realtor they have some photos to send

The listing says 1 bd 1 bth.

How come Zillow is not showing the property lines. that mowed area is not 25 acres.

I think I see two little ponds in the woods at the back of the property, but don't know if its on the property

Yea, but in the description it says there are also public restrooms in the store and describes numerous historical cabins, so should be technically more than one bedroom.  I'm guessing the curators lived in the one cabin and had electricity and plumbing run to that one and the rest are just meant to look old and rustic for the tourists.

Not all properties include the property lines. It is awesome when they do. But in rural places like this and in MT. Where I follow property. It doesn't always show.

What we do have is pretty incredible though. Remember when you HAD to ask a real estate agent? He brought out a lot map to the perty, you had to drive out to it, and walk the property lines as best you could?

In addition if you go to some county real property sites you'll be amazed at what they have. Snohomish county in WA has every kind of state and federal data in their site. Set up to overlay in every properties map. So you can see the actual flood lines and where they may cross the property. And just a ton of other data. I would suspect it's because WA is such a tech state. But they had data like that 20 years ago. I have not looked in the last 10. It must be even more advanced now.

Meanwhile in the Phillipines your lucky to get some badly taken pics. And they never include the dump next door or the view. Or anything you would expect. And everyone absolutely refused to communicate with you about anything unless you "come out to see the property". It's infuriating. This country has the record for most text msgs sent in a day. Of all other countries by far. Yet they don't use Google search or Google maps at all. It's the same free version here. But even delivery drivers will call you on the way to your (non address numbered location - ya they have no street address numbers!) and ask you to walk them in via landmarks. "Take a left at the big tree." When they could put what address they do have in Google maps and will route you just like in the US. Google also has a code for every residence in the world that if you share it gives anyone your exact location in Google maps. Specifically developed for countries that don't use address house numbers.

It's amazing how poorly third world countries with corruption systems in place - instead of anything that is democracy or even a capitalist system - have not developed past what you would expect from maybe the invention of the telephone era. It's sweet in some ways. Things move slower. People are not in a rush. And tend to value the simple things in life. But sometimes it's like living in a post apocalyptic world. But one that is functioning beyond what you'd expect.

It's really been an experience for me here. Your really camping out in large part. Kind of like a post collapse but 20 or 30 years on.

Sounds like what I was complaining about OfferUp classified website.  What a pain. https://ufozs.com/smf/index.php?topic=2879.msg54570#msg54570
